💼 Getting Started
Off-market properties are homes that are for sale but NOT listed on the MLS or public platforms like Zillow or Realtor.com. We source them directly from motivated sellers — giving our investors first access with less competition and often better pricing than anything available on the public market.
Fill out the investor intake form on our Join Investors List page. Tell us your criteria — property type, budget, strategy, preferred areas — and we'll add you. You'll receive deal alerts matching your criteria as they come available.
Absolutely. We welcome new investors with open arms. We'll walk you through the deal structure, help you understand the numbers, and point you toward financing and contractor resources if needed. Many of our best long-term investor relationships started with someone's very first deal.

🏘️ Our Properties & Deals
Primarily single-family residential homes suited for fix-and-flip or buy-and-hold strategies. Occasionally we have duplexes, triplexes, or small commercial properties. Properties range from light cosmetic fixer-uppers to full gut rehabs — we clearly describe the condition of every deal we share.
We focus on Jefferson County (Birmingham, Hoover, Bessemer, Gardendale, Hueytown), St. Clair County (Pell City, Moody, Lincoln), and Shelby County (Alabaster, Pelham, Helena, Calera, Montevallo). This Central Alabama metro area offers strong fundamentals for real estate investment.
New deals come through on a regular basis. We don't force inventory — we only share deals that meet our quality standards with accurate numbers. When you're on our list, you'll be notified as soon as a matching deal becomes available.
Every deal package includes: property address, asking price, estimated ARV, estimated repair costs, photos, our comparable sales analysis, property details (beds/baths/sq ft/year built), and any known issues or disclosures. Everything you need to make a fast, informed decision.
Good deals move fast — sometimes within 24–48 hours of being sent out. We work on a first-come, first-served basis with buyers who are ready to close. Having your proof of funds or financing in place BEFORE a deal comes out is strongly recommended.
💵 Financing & Deal Numbers
For cash purchases, no pre-approval needed. For deals involving conventional financing, we encourage you to have a proof of funds letter or pre-approval ready — off-market deals move quickly and you want to be able to act the moment you see something you like.
Absolutely. Cash, hard money, private money, conventional loans — any funding source is fine. We just need you to be able to close within the agreed-upon timeframe. We're flexible as long as we can get to the closing table.
Seller financing means we (or the original seller) act as the lender — you make payments directly to us at agreed terms instead of a bank. Benefits include: no bank qualifying requirements, faster closings, more flexible terms, and the ability to close deals that traditional bank financing can't touch.
We take ARV seriously — it's the foundation of every deal we share. We pull MLS comparable sales from the past 3–6 months in the same neighborhood at similar size and age. We'll show you the exact comps we used so you can verify them independently. We always recommend doing your own due diligence as well.
Our fees vary by deal and are always disclosed upfront — included in the price you see. There are no hidden fees. We're completely transparent about how each deal is structured so you can evaluate the full picture clearly.

On select deals, yes. If you bring capital and we bring the deal and management, we can structure a JV arrangement. These are evaluated case by case — reach out directly to start that conversation.
Have your proof of funds or financing pre-approval ready BEFORE a deal comes out. Know your buy criteria clearly (area, budget, property type, strategy). When you get a deal alert that fits, you'll be able to respond immediately — that's how you get first priority.
Yes — we can typically arrange a walkthrough or at minimum send additional photos and video before you commit. We want you to have what you need to make a confident decision.
